Any Lenders who can do VA with 534 credit score, great income COMMENT These are getting harder and harder to do, there can be no late payments within the last 12 months, there have to be very good explanations for derogatory items and 24 months of rents must be verified. COMMENT The truth is this, VA doesn’t have a minimum credit score requirement BUT they do have credit history requirements. The Veteran has to show at least a 12 month history of clean credit history from when the last derogatory credit issue was resolved unless there is some kind of extenuating circumstance that caused the credit issue. Everyone saying they can do the loan are basing that statement solely on the credit score. For example: the have an investor that will take the credit score. This loan will be a manual underwrite which means tighter guidelines for things like the max debt to income ratios and a 24 month housing history with zero 30 day late payments. You need an experienced lender who will review the credit history and the rest of the file to see if it can pass a manual underwrite. I had a Veteran come to me a couple of years ago who had gone to 2 brokers before me, both brokers gave them a pre-qualification letter and sent them out looking for a home. Once the Veteran was under contract, the brokers sent the file to their lender only to have it denied. I pulled their credit & reviewed it & knew right away they didn’t qualify based on their credit history. I told them it would take 12 months before they could get approved. 12 months later, they applied again with me & I got them approved and closed on a new home.
