Looking for a LENDER in OHIO: up to $1.5M
I have a client in looking to purchase in Ohio. She is currently a resident and employed in California. She wants to purchase a home that her mom can live in until she relocated back here in a few years. She wants to utilize a physicians loan. She would prefer to build, but it seems that we have a few hurdles to overcome. She’s also looking at move-in-ready new builds that would allow an end loan.
- Trying to keep cash out of pocket at a minimum ($200k or less)
- She will not be the primary resident, but her mom will.
- Construction loans seem like they may be out of the question with her available cash + not being her primary residence.
- Cash out of pocket seems like it may be increased due to the jumbo loan territory paired with non-owner occupant.
Any lenders have a program that would work?

Looking for a lender. West Virginia and Virginia.
I have a buyer who likely will not qualify for a traditional mortgage right now due to limited verifiable income. However, she has a substantial amount of cash and could easily cover a year or two of mortgage payments with a large down payment and strong reserves.
She is going back to school for nursing, so her income should be strong again in the next couple of years.
